Project Description

 

Refurbishment of 2no existing buildings into 1 building. Demolition and new build construction of rear addition, 3 floors with Steelframe, glazed and terractotta façade, zinc roof. Building converted into offices over 5 stories, with shower changing facilities, hub breakout spaces, external terrace courtyard. 2no existing Georgian townhouses. 13/14 Welbeck Street are two terraced townhouses that have been converted into commercial offices and connected. The original buildings date back to the late 1700’s and are Grade II Listed. The scheme was a CAT A office space of the highest quality and design.

 

  • The building was fully stripped out.

  • Demolition of rear addition extension and formation of new 3 storey steelwork extension, Glazed curtain walling and terracotta finish.

  • New steelwork to 1st floor roof at the rear of the property to form courtyard terrace area.

  • Ceilings within the main building and cornices remained throughout to keep the historical listed features and joinery to match.

  • New steelwork to the main roof to form a decking to locate the main plant / condensers for the VRF system throughout the building.

  • Formation of shower and changing facilities to the basement area and a luxury hub area constructed on the ground floor.

  • Large open plan office spaces within the basement & new rear additions with SAS accessible ceiling system.

  • Full M&E installation throughout- new incoming electrical supply, new lift installation.

  • New tea points on each floor to serve office users.

 

The courtyard has been completed with a new high-quality façade, utilising NBK Terracotta tiles & ALUK Curtain Wall system, that reflects the standard of the existing listed fabric, which includes a green wall to improve the quality of the space, creating lighter and more generous transition spaces between office spaces.

Challenges Overcome

 

  1. Design changes to internal alterations, liaising with M&E subcontractors, issuing prices / revising programme to allow works to complete within existing time frames.
     

  2. Sub structure works, high water table – having to install drainage, pad foundations, foundations – pumping out water to allow works to progress.
     

  3. Structural works to hold up rear elevation, designed temporary works to allow other works to progress and continue to keep pushing the programme.
     

  4. Scaffold access design over existing roofs to allow safe installation of new terracotta façade.
     

  5. Deliveries – tight site, large deliveries, concrete pumps, crane lift – well managed traffic management & logistics plan.
